The Khayelitsha Service Centre, commissioned by the Department of Transport and Pubic Works for the provincial departments of agriculture, education, social development and health, was the first public building in the Western Cape to be awarded a 5 Star green Star rating by the GBCSA. Administrative staff work from here to support the delivery of government services in the Cape Town metropolitan municipality. The building is centrally located and close to the main transport interchanges It features a safe and clearly marked walking route that separates pedestrian and vehicle traffic.

The Khayelitsha Service Centre is a medium-rise building designed in accordance to the newly developed Khayelitsha Urban Design Framework at the time. It is a high quality facility which was designed and constructed within a tight budget and programme schedules.

The focus of the passive and low energy design for the thermal comfort and overall energy strategy for the building included Thermally Activated Building Systems (TABS) and mixed-mode ventilation. Coffered slabs are used in the building structure which included embedded chilled water pipes based on the TABS design for thermal comfort. In addition to providing a high level of thermal comfort conditions combined with a low energy consumption benchmark, the building also saved on concrete surface area and volume.

As part of our design services, we also provided input into the building envelope and façade in order to ensure that the building is optimally design with regards to the climate in terms of daylight and thermal performance. There is natural light in 85% of the offices, and 90% of offices enjoy views of the outside environment. Other features include a waste recycling storage area on the lower ground floor, recycling bins in all the office areas, toilets with a dual flush system, waterless urinals, and a rainwater harvesting system to reduce the facility’s water consumption.
